What is a custom built home?

And what are the differences with a custom home

A custom built home is a collaboration between you, a designer/architect and your builder. You are involved throughout the design and building process. You help with many of the decisions: layout, exterior features, extra storage, built in closets, home office, bathrooms…your ideas shape your house.
Custom Builder
A Custom Builder is usually an owner-operated business. They manage the whole project, and contract and manage the team that builds your home. The work is done by tradespeople, or “sub trades”, who have a relationship with the builder. This helps ensure a quality built house and a pride of workmanship throughout which is the custom builders’ advantage.
During the build, modifications can be made if necessary, and a good builder will discuss any unforeseen issues or potential improvements as they arise.
Production Builder
A production home is built by a bigger builder from a stock plan, which can sometimes be cosmetically modified. Homeowners can choose their finishing selections in a showroom with the help of the builders’ staff.
Often these homes are more sub-urban, but increasingly production builders are moving into the inner city. A Production Builders’ business advantage often is their stock designs and their speed of production.
All production homes would be supervised by the company’s site supervisor, who oversees a district of homes built by their company.
Comparing custom homes and production homes is like comparing apples and oranges. They can both be good, but it is better if you know what you are buying.
No one boasts that their house was built the fastest - Most people want a well built house.

We have been working for a few weeks now with Nick Flood Design for our upcoming custom inner city home in Calgary. Nick is great! He listens patiently and he has so many great ideas.
Planning is such an important part of the process. It is much easier to change a line on a page rather than to move a wall.
These plans have not been finalized, but I thought it would be interesting to show the process of developing ideas into a working set of plans that we can then build.
Starting with the location and price point that this community can support we begin to narrow down the rough size and amenities that this house will have. How many bedrooms and bathrooms? What about the kitchen? This lot has quite a slope we need to consider and a view of the valley, so how do we capitalize on that?

We started thinking about 2200+/- SF. As Nick drew out our ideas we realized quite soon that on the main floor it was going to be easy to get all of the features that we wanted.
But once we started planning the second floor we soon realized that we needed to stretch out the main floor in order to get the upstairs to work with all that was needed up there. Thats how the main floor office and stair location came into the plan.
On the second floor we thought that we needed to have a large "owner's suite" with a balcony for the view, a luxurious ensuite bathroom and a large walk-in closet.

Also we needed two other bedrooms, a main bathroom and a laundry room upstairs.
From our initial sketches to the plans shown here the house got bigger, now we will have about 2470 SF above grade with another 1100+/- that will also be developed in the walkout basement. With custom homes there is the flexibility to work with the needs of the client to modify the expected plan into something that works for everyone.
